Since 14 December 2007 every home put on the market, no matter what size, must have a Home Information Pack. We are a small friendly family run company based on Teesside and we pride ourselves in offering a quality local service whilst maintaining a cost to suit your budget

Properties marketed for sale from 14 December 2007 in England and Wales will need a Home Information Pack (HIP). The Pack includes an Energy Performance Certificate (EPC), containing advice on how to cut carbon emissions and fuel bills.

The Pack brings together key information needed by buyers and sellers at the very start of the home-buying process. If you're a seller, you need to make sure you have commissioned a Pack by the time that you market your property.

The Pack must contain at least the following

• An Index of contents

• An Energy Performance Certificate

• A sale statement

• Evidence of title (for registered and unregistered properties)

• Searches

• Leasehold/commonhold documents where appropriate.

Energy Performance Certificates (EPC's) inform householders, buyers and sellers about a home's energy efficiency using A to G ratings like those used on fridges. The Energy Certificate makes cost-effective recommendations to help cut fuel bills and carbon dioxide emissions.

Homes in the UK are currently responsible for 27% of the UK's Carbon emissions which is a major contributing factor causing Climate Change.

It is estimated that an average of £300 a year can be saved on fuel bills by following the recommendations given in an EPC.

EPC's are a mandatory part of the Home Information Pack and will be included in your completed pack if ordered from us; you can also commission an EPC for the inclusion of your own HIP.
